PROJECT SIZE:
5,050 square feet
DESCRIPTION:
This is our second residential project with architect Dan Brunn. This beach front site is just to the North of the Flip-flop house in Venice and has a similar material pallet. The exterior is integral color plaster with some sections done in a deep gray. Structurally, the building is a hybrid steel frame with structural wood infill. The first floor walls that support the house are structural board-form concrete which is left exposed as the finish wall material for both the exterior and the interior. The interior finishes also include terrazzo floors, Caesarstone counters and Downsview cabinetry. The Doors and Windows are by Arcadia. The roof deck is Resysta which sits on an 80 mil TPO roof.

South facing elevation that faces the ocean. We are almost ready to take down our construction fence.

View towards the ocean from the dining area. Living area beyond with Arcadia doors.

These are all Caesarstone counters with lacquer cabinets. The clerestories and skylights give amazing ambient light.

The terrazzo floors form a seamless transition between the bathroom and adjacent spaces.

These are concrete floors with no color, just a light wax. The wall beyond is poured in place concrete. The thin ribbon of terrazzo on the landings and stairs makes for a beautiful modern reveal detail.

The terrazzo form a graceful ribbon as it folds up and around the stairs. The Starfire glass rails are supported by the powder-coated stand-off supports.
